Planning Interiors for a New Luxury Flat in Mumbai: Fit-Out Rules, Timeline and Checklist

Planning Interiors for a New Luxury Flat in Mumbai: Fit-Out Rules, Timeline and Checklist

Quick answer: for a new luxury flat in Mumbai, plan the interiors before possession and build after it. Get the final floor plan and services drawings, read the fit-out rules of the developer or society, never touch structural walls, columns or beams, protect the bathroom waterproofing, and choose materials that can handle sea air and monsoon humidity. A clear contract with your designer saves time and money.

Last updated: 26 October 2026. A general guide for homebuyers in Mumbai. Not engineering or legal advice – follow your building’s fit-out rules and take professional advice for any structural or services change.

A large home in Bandra West is a long-term family home, so many buyers spend serious time and money on the interiors. Done well, the fit-out makes the most of the space and the light. Done badly, it can delay your move by months, cause leaks for your neighbours and lead to disputes with the society. This guide walks you through the process step by step.

The Fit-Out Timeline at a Glance

StageWhenWhat to do
1. Brief and budgetAfter bookingList how your family will use each room; set a budget range
2. Choose a designerBefore possessionCompare portfolios, scope and fee structure
3. Design and drawingsBefore possessionLayouts, electrical points, lighting, joinery, materials
4. Possession and snaggingAt handoverInspect and record the flat before any work
5. Fit-out approvalAfter possessionSubmit drawings, pay deposit, register the contractor
6. Site workAfter approvalCivil, services, joinery, finishes, then furnishing
7. Handover and move-inAt the endFinal checks, warranties, deep clean, deposit refund

A full fit-out of a large home commonly takes several months, depending on the scope, the materials and the building’s working rules. Plan your move and any rent or lease around a realistic date.

Before Possession: Plan, Don’t Build

Get the right drawings

Ask the developer for the final floor plan with dimensions, and, where possible, the electrical, plumbing and air-conditioning layouts. Our floor plan and size guide and carpet area explainer help you read a 4 BHK plan correctly.

Write a family brief

  • Who uses each room, now and in ten years? Children, parents, staff, guests?
  • Do you need a home office, a prayer room, a bar, a media room or extra storage?
  • How many staff will live in or come daily, and where will they rest?
  • Which furniture and art are you bringing, and where will they go?

Use the view and the light

Homes facing west, towards the sea, get strong afternoon sun. Plan blinds or curtains, glass with good sun control and lighting that works in the evening. Our guide to west-facing homes in Mumbai and the sea-facing flats checklist explain what to look for.

After Possession: Snag First, Then Start

Before your contractor touches anything, inspect the flat carefully and record every defect with photos and a written list to the developer. Once work begins, it becomes hard to prove which defects came from the building and which from your interiors. Use our OC, possession and snagging checklist.

Fit-Out Rules: What Buildings Usually Ask

New towers in Mumbai usually have written fit-out rules – first from the developer, later from the society. Expect some or all of these:

  • Submission of interior drawings for approval before work starts.
  • A refundable fit-out deposit, returned after checks once work is complete.
  • Fixed working hours, with no noisy work on Sundays or holidays.
  • Registration of the contractor and workers, and ID cards for site staff.
  • Use of a goods or service lift only, with protection for lift and lobby finishes.
  • Debris removal at your cost, in bags, at set times.
  • Insurance by the contractor for workers and for damage to common areas.

Ask for these rules in writing at possession. Our guide to housing society formation and conveyance explains who sets the rules once the society takes over.

What Not to Touch

  1. Structure: columns, beams, slabs and shear walls must never be cut, chased deeply or broken. Ask for the structural drawings and use a structural engineer for any doubt.
  2. Waterproofing: bathroom, kitchen and balcony floors usually have a waterproofing layer. Breaking it can cause leaks into the flat below and may affect the developer’s warranty.
  3. Façade and windows: enclosing balconies, changing windows or fixing things to the outside wall is usually not allowed. It can also break building rules.
  4. Fire safety: do not remove, block or cover sprinklers, smoke detectors or fire doors.
  5. Shared services: gas lines, drainage stacks and common electrical risers need the building’s approval.
  6. AC outdoor units: place them only where the building allows.

Under RERA, the developer is responsible for structural and workmanship defects reported within five years of possession, as per your agreement. Changes by your contractor can make it harder to claim. Our Agreement for Sale checklist explains the defect liability clause.

Living by the Sea: Materials and Care

Bandra Reclamation is right on the sea front. Salt air and Mumbai’s monsoon humidity are tough on interiors. Ask your designer about:

  • Corrosion-resistant hardware for hinges, handles, railings and fittings.
  • Moisture-resistant boards and finishes for wardrobes and kitchen units.
  • Good sealing around windows and doors before the first monsoon.
  • Ventilation and dehumidifying for wardrobes, store rooms and art.
  • Protection for electronics and home automation equipment from damp.

Once the work is done, insure it – our guide to home insurance for a luxury flat in Mumbai explains contents and valuables cover.

Working With a Designer and Contractor

  1. Agree the scope in writing – design only, or design and execution.
  2. Ask for a detailed bill of quantities with brands, sizes and finishes.
  3. Link payments to milestones, not to dates.
  4. Get proper tax invoices for every payment.
  5. Ask for warranties on joinery, waterproofing, electricals and appliances.
  6. Keep a change log – every change costs time and money.

Interiors are a major part of the total cost of owning a large home. Budget for them along with stamp duty, GST and registration and the running costs of a luxury flat. Remember that parking, storage and staff areas outside the flat are decided by the building – see our car parking guide.

Frequently Asked Questions

When should I start planning interiors for an under-construction flat?

Start once the floor plan is final and you have the dimensions, ideally a few months before possession. You can finish the design and drawings in advance, but most work can only begin after possession and the building’s fit-out approval.

Do I need permission to do interior work in a new building?

Usually yes. The developer (before the society takes over) or the society sets fit-out rules – drawings to submit, a refundable deposit, working hours, contractor registration and debris removal. Get the rules in writing before you hire a contractor.

Can I remove a wall in my new flat?

Only if it is not part of the structure. Columns, beams, slabs and shear walls must never be cut or broken. Ask for the structural drawings, and get any change checked by a structural engineer and approved by the developer or society.

Will interior work affect the developer’s defect liability?

It can. The developer is responsible for structural and workmanship defects reported within five years of possession, as per RERA and your agreement. If your contractor damages waterproofing or services, the developer may not be responsible for that part. Photograph everything before work starts.

What materials suit a sea-facing flat in Mumbai?

Salt air and monsoon humidity are hard on metals, wood and electronics. Designers often suggest corrosion-resistant hardware and fittings, moisture-resistant boards, good sealing around windows and enough ventilation. Ask your designer how each material will cope with sea air.

Can I start interior work at Godrej Bandra Bay now?

No. Godrej Bandra Bay is an upcoming project; MahaRERA registration and the possession date are awaited. You can use this guide to plan ahead once the final floor plan is shared.
