Carpet Area vs Built-Up vs Super Built-Up Area: How to Read a 4 BHK Size in Mumbai

Carpet Area vs Built-Up vs Super Built-Up Area: How to Read a 4 BHK Size in Mumbai

Quick answer: carpet area is the usable floor area inside your home – the space where you can actually lay a carpet. Built-up area adds the walls (and often balconies). Super built-up area also adds a share of lobbies, lifts and amenities. Under RERA, homes must be sold on carpet area, so that is the number to compare. At Godrej Bandra Bay, 4 BHK homes are approx. 2,900–3,500 sq ft* carpet area.

Last updated: 29 October 2026. This guide explains general RERA definitions. Final areas for any project are those in its MahaRERA registration and agreement for sale. Details marked * are indicative.

When you compare luxury homes in Mumbai, the same flat can be described with three very different numbers. Older listings and resale brokers often quote super built-up area, while RERA-registered projects quote carpet area. Mixing them up can make one home look larger – or cheaper per sq ft – than it really is.

What Is Carpet Area Under RERA?

RERA defines carpet area as the net usable floor area of an apartment. It:

  • Includes the area under internal partition walls of the apartment.
  • Excludes external walls, service shafts, exclusive balcony or verandah, and exclusive open terrace.

Developers of RERA-registered projects must state carpet area in the registration and in the agreement for sale. Balconies and terraces, if any, should be shown separately. You can see the filed details on the MahaRERA website – our guide to the Godrej Bandra Bay RERA number explains how to search.

This definition comes from Section 2(k) of the Real Estate (Regulation and Development) Act, 2016. Because it is set by law, carpet area is the only one of the three numbers that means the same thing in every registered project.

Built-Up and Super Built-Up Area

Built-Up Area

Built-up area adds the thickness of the walls (and, in many listings, balconies) to the carpet area. There is no single fixed rule, so different sellers calculate it differently.

Super Built-Up Area

Super built-up area adds a proportionate share of common spaces – entrance lobby, lift lobbies, staircases, clubhouse and other amenities. It is a pricing number, not a living-space number. Two flats with the same super built-up area can have very different carpet areas.

What Is the Loading Factor?

Loading is how much bigger the super built-up area is than the carpet area, usually shown as a percentage. High loading means you pay for more common area per sq ft of usable home. Because RERA requires sale on carpet area, the simplest way to avoid confusion is to:

  1. Ask for the RERA carpet area of every home you compare.
  2. Ask separately for balcony, deck or terrace area.
  3. Work out the price per sq ft of carpet area.

Worked example: converting super built-up area to carpet area

StepExample
Resale flat advertised as4,000 sq ft super built-up
Loading assumed (example only)35%
Approx. carpet area = 4,000 ÷ 1.35About 2,960 sq ft
If the asking price is ₹30 Cr₹75,000 per sq ft super built-up, but about ₹1,01,000 per sq ft of carpet

So a resale flat advertised as “4,000 sq ft” may have about the same usable space as a new home of approx. 2,900–3,000 sq ft carpet. Real loading varies a lot between buildings, so do not rely on an assumed figure. Ask for the carpet area in the original agreement and measure the rooms.

Illustration only. These numbers are not for any specific project.

How to Read a 4 BHK Size in Bandra West

In Bandra West, you will see a mix of new RERA projects quoting carpet area and older resale flats quoting built-up or super built-up area. So a resale 4 BHK listed at a large number may have noticeably less usable space than a new 4 BHK with a smaller headline figure. Always convert to carpet area before comparing.

  • Balcony, deck and terrace areas are listed separately.
  • The floor plan in the agreement matches the unit you chose.
  • The agreement explains what happens if the delivered carpet area differs from the agreed area.
  • For a resale flat: ask for the carpet area in the original agreement, and measure the rooms.

Godrej Bandra Bay offers 4 BHK homes of approx. 2,900–3,500 sq ft carpet area (indicative). Final carpet areas will be confirmed in the MahaRERA registration and the agreement for sale.

What is the loading factor?

How do I check the carpet area of a flat?

Read the carpet area stated in the agreement for sale and in the project details on MahaRERA. For a ready flat, you can also measure the rooms. RERA lets buyers seek remedies if the delivered carpet area is less than agreed beyond the allowed limit set in the agreement.
